Purpose:
Delivery of modular extension to meet the
needs of a disabled tenant as assessed by an Occupational
Therapist. A modular extension has been considered as opposed to a
traditional built extension, as the modular system presented cost
and time savings and reduce the impact on the tenants during the
construction phase.
Decision:
The decision was to award the work to Rise
Adaptations Limited following tendering the works via Procurement
for Housings direct purchasing system framework.
Alternative options considered:
Option 1 - At the initial planning stages of
the project, an analysis of the advantages and disadvantages of
using a modular extension as opposed to a traditional built
extension was completed and presented to the Making Best Use of
Housing Stock panel. Due to the cost saving and the time reduction
for the construction phase, a decision was made to proceed with
adapting the property using a modular extension. The other deciding
factor was the requirement to appoint an Architect to obtain all
the necessary statutory approvals for a traditional built
extension. The specialist manufacturer of the modular extension has
included in their fee to obtain all these statutory approvals which
presents further cost savings. Consideration was also given to
moving the tenants to a more suitable property but there were no
suitable properties available.
