Baynton House Roof Replacement

Purpose:
Following a number of complaints of water
ingress into top floor flats a subsequent inspection of the roof
revealed that the existing roof system was failing. A number of
previous repairs were no longer sufficient and the insulation was
holding significant water leading to a risk of further water
ingress on residents at this block. It was considered the most
appropriate option was to replace the existing flat roof system
with new proprietary cold liquid applied reinforced roofing system,
incorporating new tapered thermal insulation. This would also
include an upgrade of the buildings existing lightning conductor
protection system and raising existing roof perimeter safety rails
to meet building regulations.
Decision:
Approval to remove existing roof at Baynton
House and supply and fit new liquid plastic insulated roof
system.
Alternative options considered:
Option 1 - The procurement route selected was
an open tendering process through Procontract. It was considered
this was the most efficient method of obtaining competitive quotes
and achieving value for money via competitive tendering for the
project. Other options were not considered.
